Inspections done are not a “Code Compliance” inspection as it is not required in the State of Michigan for a real estate transaction.

WELL INSPECTIONS

This is a functionality inspection of the well. It is neither a “Code Compliance” inspection nor a “Manufacturers Specifications” for installation, operation or repairs. The inspector can only inspect what he can see. If the water supply is provided by a well, only the above-ground equipment is reviewed, due to the inaccessible nature of the system. Sub-surface or concealed components are not within the scope of this report. This does not constitute a warranty or guarantee. Any needed repairs will require further review and repairs, done by a licensed well contractor.

WATER INSPECTIONS

At the time of inspection, we will collect a water sample from the home’s water supply. This sample will be sent that day out to a state-certified lab for testing. Once testing is completed by the lab, we will then share the lab report findings.

MOLD TESTING

A mold inspection will involve taking samples of areas that are thought to contain mold. Samples taken will be sent to a licensed lab for testing. Once testing is completed by the lab, we will then share the lab report findings.

RADON TESTING

Radon is a radioactive gas that occurs naturally when the uranium in soil and rock breaks down. Radon is invisible, odorless and tasteless. A radon inspection will involve inspector leaving testing devices in the home and then returning after a minimum of 48 hours to retrieve the testing devices. Once testing devices are retrieved, they will be sent out to a licensed lab for testing. Once testing is completed by the lab, we will then share the lab report findings.
